Pipe Relining for Property Managers in Perth

Pipe relining for property managers in Perth starts with evidence the owner can act on: CCTV footage of the drain and a written scope that says what is wrong and what fixing it involves. You forward it, the owner decides, and we work the job around your tenant.

  • Footage and a written scope you can send the owner unchanged
Pipe relining for property managers in Perth uses a liner like this one, laid flat along a concrete footpath with its orange draw rope before it goes into the pipe.

Evidence before a price

The camera goes down the line first, so the owner is approving what is actually in the pipe.

Written for the owner

The scope explains the fault and the fix in plain terms, ready to forward.

Repeat blockages at one rental

The pattern at a rental is familiar: the same drain blocks for the third or fourth time. Each time a plumber clears it, the tenant is happy for a few months, the owner pays another invoice, and nobody has looked at why it keeps happening. Usually the answer is in the pipe itself: an open joint that roots keep finding, a crack, or a displaced section that catches everything flowing past it.

Clearing treats the blockage. It does not close the gap the roots came through, so the drain blocks on a cycle. A camera run tells you whether that is what is happening, and relining is what closes the gap from the inside. If roots are the cause, our page on tree roots in pipes explains why they come back.

Keep the dates of past callouts at the property. A history of clearing the same drain is often the most useful thing to put in front of an owner alongside the footage.

Getting the owner to yes

What you send the owner

An owner who lives interstate, or who has never seen the drain, will not approve a repair from a phone summary. After the CCTV drain inspection you receive the camera footage and a written scope. The scope says where the damage sits, how far it runs, what the pipe is made of, and whether we recommend relining the full run, a shorter point repair, or digging up a section that cannot be lined.

The price is set against that scope. If the job turns out different once work starts, the owner approves a revised scope rather than finding the change on the invoice. That keeps you out of the middle of a cost dispute you did not create. For what moves the price, see pipe relining cost in Perth.

From tenant complaint to owner approval

  1. Camera run at the rental

We arrange a time with the tenant, run CCTV through the line from an existing access point and record what the camera finds.

  2. Footage and written scope to you

Where the damage is, what the pipe is made of, what we recommend and what it involves, written for an owner who has never seen the drain.

  3. Owner approves, we book the tenant

Once the owner signs off, we schedule the work with the tenant and let you know the timing, including how long the line is out of use.

Tenants and access

Keeping tenant disruption low

Relining works through the access points already on the property, so the tenant does not come home to a trench across the yard or a lifted bathroom floor. The part that affects them is the time the relined line cannot take water while the liner cures. That timing is in the written scope, so you can give proper notice and agree a day that suits the household.

Access is arranged through you. Tell us who to contact at the property and any conditions in the lease about entry, and we will book around them. If the line runs under a driveway, a paved area or a slab, that is where relining earns its cost, because none of it has to be broken out and put back. Our residential pipe relining page covers how a job at a house runs, and sewer pipe relining covers the most common line we reline.

Apartments and units

Rentals inside a strata scheme

If the rental is a unit, the first question is whether the fault is in that lot's own plumbing or in a shared line. The camera answers it. A shared line is usually a matter for the strata manager rather than your owner, and our strata pipe relining page covers how those jobs are scoped. Either way, the footage shows where the fault sits, which is what you need to route the bill to the right party.

Questions property managers ask

Do I need to be there for the inspection?
No. What we need is access to the property and to the access point on the line, which for most rentals means a tenant who knows we are coming. You receive the camera footage and the written scope afterwards, so you can review it at your desk and forward it to the owner.
Can the tenant keep living there during the work?
Normally, yes. The liner goes in through an access point, so nothing inside the home is dug up. The one real constraint is that drainage on the line being relined cannot be used while the liner is in and curing. How long that takes depends on the run and the curing method, and it goes to you in writing with the scope so you can give the tenant notice.
Who should the quote be addressed to?
Tell us when you request it. Most property managers want the scope and price addressed so it can go to the owner unchanged. Put the owner or the agency name in your request, and say whether the owner needs to approve before work is booked.
The owner already has a quote from someone else. Can you look at it?
Yes. The quote form lets you attach one PDF or photo of a quote already received. We still run the camera before pricing, because a comparison only means something when both quotes describe the same pipe.
What if relining is not the right fix?
Then the scope says so. A collapsed section or a badly sagging pipe needs digging up, the footage shows the owner why, and the same team can do the dig. A written recommendation to dig is still useful to a property manager: it ends the cycle of clearing the same drain and gives the owner a decision to make.

Same drain, same property, again?

Send us the address and what the tenant is reporting. We will run the camera and give you footage and a written scope to put in front of the owner.

Question 1 of 3

Have you already had a pipe relining quote?

Either answer is fine. This helps us know what you want to compare.
